Proposed Buildings

All new building work is required to comply with the BCA. Council often request a BCA Report as part of the Development Application (DA) to demonstrate the proposed building is capable of complying with the BCA.

We will assess the proposed building work against the current BCA and prepare a BCA Report for submission to Council. The BCA Report will identify any non-compliances and make practical recommendations how the design can be modified to comply with the BCA.

Unauthorised Works

A BCA Report is often requested by Council to accompany a Building Information Certificate (BIC) application to demonstrate the completed works comply with the BCA. A BIC is required by Council to approve unauthorised building works.

We will assess the completed building work against the current BCA and prepare a BCA Report for submission to Council. The BCA Report will identify any non-compliances and make practical recommendations how the building works can be retained and upgraded to comply with the BCA (where required).

Building Information Certificates - Redevelopment - Existing Buildings

A BCA Report is often required by Council as part of a Development Application (DA) for the redevelopment an existing building.

Council has the authority to require an existing building to be partially or totally upgraded to comply with the current BCA under Section 62 and 64 of the Regulations.

We will assess the existing building against the current BCA to identify any non-compliances and prepare a BCA Report that includes practical recommendations that detail how the building can be partially upgraded to comply with the current BCA to meet Council requirements.

Frequently Asked Questions

BCA Report – What is this

A Building Code of Australia (BCA) Report is a document used to demonstrates compliance of a building or proposed building design with the BCA. Obtaining a BCA report is typically a requirement of the building approval process, and it is important for a number of reasons, including:

  • Risk management - A BCA Report mitigates risks associated with non-compliant building work

  • Project Support - Having a BCA Report can make the building approval process faster and smoother and efficient

  • Cost-effectiveness - Identifying issues during the design phase is cheaper than rectifying non-compliances or re-designing during construction

Our BCA Reports typically start from $900, however pricing can vary depending on the size, complexity and classification of the building, as well as the scope of assessment required.

Factors that may affect pricing include:

  • Residential vs commercial buildings

  • Existing or proposed works

  • Multi-storey or complex designs

  • Unauthorised building works

  • Volume of documentation provided
